I rented out my place for 1 year, and collected 1 month's security deposit from tenant. On the 10th month, they wanted to leave. Can i collect the 2 remaining months of rent from them? Or is my only option just to forfeit the 1 month security deposit? And moreover they spoilt many of my things and left the whole place dirty and messy. Can I demand for more money from them or ask them to buy me back new white goods? What if they adamantly refuse?

Dear Jasmine,

Whatever recourse you are entitled to, it is all stated in the tenancy agreement. As long as you act according to the tenancy agreement, you will not go wrong. Any unclear options, please check back with the salesperson who assisted you in marketing the property and drafting out the tenancy agreement.
