I rented out my house for a year under an agent, but as his service was terrible we decided not to engage him when the tenant wanted an extension at the end of the 1st lease.
Now I have a problem. Under the inventory, we have a day-bed but was just told that it is now broken into pieces. Of course they claim it was already broken at the start.
The parkays (wood laminates) near the toilet in the bedroom is also torn and so is the cupboard next to it. The walls are dirty and they replaced my LG washing machine with a lousy top-load 2nd hand washing machine.
Question is, what is claimable or deductible from their deposit and what is not? Can I get them to replace my deposit and get a better washing machine and repair the flooring and walls? How do I go about rectifying all these damages???
