Hi,

I am not sure what kind of methodology they have adopted, but most probably they have factored in the recent comparable transactions in the vicinity of the property. Ultimately at the end of the day they should be taken as what their names suggest, just indicative valuation which does not take into account your renovation, unit condition and facing which could impact the actual valuation and which some buyers dont mind paying a premium for.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

As the subject matter has mentioned, it is an INDICATIVE valuation, and such indicative valuation usually comes in a range. The disparity on the range of valuation differs from different type of properties, from as little as $30k to as high as in excess of $100k.

In my opinion, it is better to get an indicative valuation for the fair valuation of your place before putting it in the market. There are certain limitations that The Edge Fair Value and other valuation tools that are available online. Ultimately, the buyer who buys your place will need to get a valuation from one of the banks for the loan and therefore a bank indicative valuation is a more reflective value.
