I paid commission (equivalent to one month's rent)for leasing out my apartment for 2 years. The tenant terminated the lease before its maturity. Should the agent refund the commission on pro-rated basis?

Hi, you should get the pro rated commission from the tenant in this case. This should be stipulated in your TA.
