I own a fully paid HDB and have bought a condo. The condo wil be TOP in a month time. I am still considering if I want to:

1) stay in new condo with my family, rent out the HDB to finance the condo instalment. Of course I have to pay ABSD which is 7 %

2) Continue to stay at HDB, rent out the condo to finance the instalment and still pay the 7% ABSD.

3) Sell my HDB (27 years old), stay in condo.Keep the profit. Sell the condo after 3-4 years time and buy BTO flats.

Morning George,

Should you opt for the last option, you will need to wait for 30 months before you are eligible for the BTO selection. If your current unit is a subsidized unit or purchased directly from HDB, you will then be considered as second timer. You will also be required to pay a levy on the purchase of BTO unit.
As to whether to rent out your HDB or condo, it would depend on your preferred lifestyle and which unit is more convenient for your work and commute. Then you will also need to consider the location of both units. Which one will fetch better rental demand?

Dear George,

It is definitely not a good time to consider sale, however, if ABSD is applicable in your case, you will probably need to work out how long does it take for you to cover the amount of ABSD you have paid through rental. Not forgetting that the age of either of your property will continue to increase, as well as the amount of potential maintenance and repair fees involved throughout the years of rental. Suppose you sell either of the property, with the amount of cash proceeds you have on hand, do you have alternatives to invest in order to continuously grow the cash?

Take note that suppose you take on the last option you have mentioned, you will only be eligible to purchase a BTO unit 30 months after you have sold your private property if we base on current regulations.

My opinion is you should sell your 27 year old HDB and look at other ways to invest using the cash proceeds gotten from the sale. There are many investment options out there which you have explore. Investment consultants have regularly shared with us on what are the various investments available outside the real estate industry therefore if you are keen in exploring this option, you may wish to get in touch with 1 of them without obligations. You are also advised to do your due diligence for any investments made.

    Hi Geryl,

    First, just like to enquire if I am eligible to get back the 7% ABSD if I can sell of my HDB before the next 6 months up.

    2)An agent advise me to sell off my HDB asap claiming that there will lesser and lesser buyer who can afford my flat due the remaining leased period of my flat. Just want to know if it true it is true as my flat.

    3) He also advised that I should invest in another condo. A small one like studio apartment. Split the ownership of my condo with my Wife so that I need not pay ABSD. Do you think this is workable?

Hi George,

After selling the private property, you need to wait out 30 months before you can apply for BTO based on current regulations. Whether it makes sense to keep 2 properties, one consideration will be the amount of time it takes for the rental payments to cover the ABSD payable. Another will be how sellable might your properties be a few years down the road, part of it depends on the economic outlook as well.

Do note that should you decide to sell your condo unit later on, you'll have to wait for 30 months before you can apply for a BTO flat; you can only get resale HDB if you need it urgently.

I'd suggest that you move into your new condo unit and try to sell your HDB flat; if you can't get a good price, rent it out.

Hi George,

Based on your scenario, you would have already paid your ABSD. The only way to get ABSD refund is to sell off your HDB flat within 6 months of your condo TOP. This is provided that the condo is bought as joint-name as a "matrimonial home".

If you ask me, I will choose to sell off the HDB. With rental market now slow and expected to remain weak, you will need many months of rental just to cover back the ABSD that you paid. I will cash out and look for other alternative investments.

Hi George, due to the weak market sentiment, it is definitely not a good time to sell. So perhaps you may want to consider renting out for the time being as to finance the installment as well.

If i am in your position , i will sell my hdb 'IF' i qualify to get back my ABSD paid .

Please check from informed sources whether you qualify to claim back your ABSD , most ideally Check with IRAS .

Before you choose the rental route , please note rental yield is extremely low , possibly less than 2% rental yield .

Please note the various costs for the rental route.

1. Forfeiting the ABSD paid .
2. Income tax from rental income .
3. Higher property tax rate for non-owner occupied property.
4. Condo maintainance fees paid to MCST .
5. Wear and tear maintaince repair costs of your home interior .
6. Agent commission fees .
7. Vacant months = no rent to collect .
8. Bad paymaster tenant = unable to collect rent .

When considering selling , Yes it is a Fact prices has drop past few years , my speculative opinion , property prices will continue to drop farther for few more years .

Hi George,

You will only be eligible for the ABSD refund if the condo was purchased by both you and your wife.

In my opinion, it is not true that a 27 years old HDB will not be able to attract potential buyers some time down the road. Demand is largely dependent on the location of the flat. Older flats continue to attract a healthy amount of interests as their layout are better and because of their proximity to amenities.

In your case, you may want to consider selling the flat and save on the ABSD because flat prices have established in the past 1-2 years. with the upcoming supply of new flats, prices are unlikely to appreciate much in the next few years.

As for condos, I would not advise you to purchase another one so soon for investment purposes. The private housing market is also facing an oversupply. With the gloomy economical outlook and the struggling rental market, it will be better to adopt a wait and see approach. If prices go down further, you may be able to pick up some good bargains.
