Hi,
All leasehold land in Singapore reverts to the government and the Ministry of Finance is the reversionary owner.

Orchard Court is currently a private development. As such, the owners have the right to go for enbloc should they wish to during the lifetime of the current lease.

As only developers can extend the lease of any development, after a successful enbloc, it is best the owners come together to do the needful.

    Actually, it is quite easy. If it has a MCST managing the estate, then, it is private. All private developments are required to have a management committee, no matter how small. Ideally, it is good to work with an agent and I am here to assist. You do not have to any fees to me, as well if you are a buyer. That is my service to you.

If all strata units of Orchard Court has been sold to private owners, then collective sale will be down to the decisions of these private owners, unless MOF still owns substantial number of units in this project, then they will have significant impact to the outcome. Read More
