I married with a Malaysian (EP Holder) and is pending for my PR. We want to know once we get our RP, what can of property can we buy immediately and how much would be the appro.cost in total. Hence, we can start arranging our savings.

Good morning,

As foreigner or SPR, you are only eligible to purchase private condos/ apartments or landed in Sentosa.

If you purchase a property solely as a SPR, your additional buyer's stamp duty will be 5%.

If you decide to purchase a property with your foreigner spouse, your ABSD will be 15%.

Your initial outlay will be as such:

1) 5% cash downpayment
2) 15% CPF OA funds or cash downpayment
3) estimated 3% buyer's stamp duty
4) ABSD
5) $2.5k legal fees
6) $500 stamp duty for mortgage
7) valuation fee etc

Hi Sir/Mdm,

You will not be eligible for a HDB property as you will need to be a PR for at least 3 years before you are eligible to buy a HDB flat.

You may wish to consider purchasing a private property instead. For PRs, the first property purchase is subjected to an Additional Buyer Stamp Duty (ABSD) of 5% on top of the approximately 3% normal stamp duty.

You may be eligible of up to 80% loan for the purchase. The balance 20% will consist of 5% cash and 15% CPF.
