Hi,

Sharing some current real estate market practice:
1) Buy when engaging an agent:
(a) HDB: 1%
(b) Private resale: No charge. Your agent will co-broke and share the commission with the seller's agent or direct from the seller, dependent on a different scenarios.
(c) Private new launch: No charge. Your agent will collect commission from the developer.

2) Sell when engaging an agent:
(a) HDB: min 2%, dependent on service and marketing strategy, can go as high as 7%.
(b) Private resale: Dependent on the service and marketing strategy. Minimum 2% (this is because the commission is shared with buyer's agent).
(c) Private new launch: Dependent on the developer. Non-negotiation.

Thus dependent on which type of property you are purchasing to determine how much is a fair market rate.
