Rental market in the eastern region should not be too bad due to the expansion of the airport and business hub at Expo.

Hi,

Rents have generally been softening and moderating downwards for outer regions. For condos in simei, its typically targeting tenants working in the changi business park or airport area, and you be competing with the newer condos in Tanah Merah for tenants as well.

For a rough idea of the rents attainable, may I know the unit size and project name? Will be glad to share more on the comparable rents in the area. I have just transacted a rental in eCO at Tanah Merah area and still have tenants asking for similar properties in the vicinity.

Rental demand for eastern region properties is still healthy, based on what I have personally experience with my listings in the east, and also personally staying in the east. Nevertheless, the more popular configurations of rental apartments are the 2-3 bedrooms as most expatriates working in the area do not have big family size. You may wish to consider tenant profiles where it is a group of professionals working in the vicinity with maximum 6 persons sharing the apartment (maximum 6 unrelated person in an apartment based on regulation) since this group of tenants will require more space.

Hi, to be frank, the rental market is on a sliding trend presently and for next year as well. One of the main reasons are due to the oversupply of units currently and tenants are spoilt for choice. I stayed at Tampines and am very focus in the East itself, having rental units at Modena, My Manhattan and so on. Rental in general has been soft since 2012/13.

However, going forward into 2018, there is a high chance that rental (as well as sale ) prices will stop dipping, and start to rise.

The rental is still weak, but foresee with the rise and popularity of East Region, due to Airport, changi business park and new Tampines industrial and Tampines Hub.

But if your unit of 4BR might have fewer options. as the most popular will be 2/3BR type.

However, location and rental price do play apart in securing a tenant.
