Asked by
I leased out HDB flat and after 5 months, the tenant requested to terminate the contract.
Previously, my agent took about 3-4 months to find a tenant. I am afraid that same situation will occur.
Can I claim that lost of income over those 3-4 months if same situation happens again. What is the best thing I can do?

My tenancy agreement is similar to that found in CASE website.

Thank you.

Dear landlord,

Like what Wilsen has indicated, you have to examine your existing tenancy agreement closely to see if you have the rights to demand tenant to honour the entire tenancy or compensate you according to the prospective loss of the rental income for the unfulfilled period of tenancy. An alternate method is to get your existing tenant to look for someone to replace them with your approval.
