I just turned 35 yrs old this year and I am thinking of getting my own HDB flat. I have few queries for which I need clarification.
Next year or the following year,
I might be getting married. My partner is a foreigner. He had inherited private property in Singapore from his parents. He own 1/3 share of the property (the property is owned by 3 siblings).
1. Can I still have the HDB under my name even after I get married?
2. Can I still buy the hdb under my single name even after we get married as he might not financially contribute to the purchase of the hdb?

Hi, appreciate your sharing. For Q1 it depends if you are above age 35 and purchase the HDB under single scheme before married. If after married, you can't have to joint purchase under foreign spouse scheme.

Yes you are able to purchase under joint purchase under foreign spouse scheme using your income only for the loan.

Dear Ms,

Let's take it 1 step at a time, as a 35 years old single Singapore Citizen, you are eligible to purchase a resale HDB unit. If you get married after fulfilling the 5 years minimum occupation period, there is nothing of concern, however, if you do get married within the 5 years minimum occupation period, HDB may require you to either sell the HDB or for your spouse to relinquish the ownership in the private property.

Your spouse's name need not be included as a joint owner for the HDB as he is a foreigner. And since your spouse owns a private residential property, you will be ineligible to purchase a resale HDB in this case unless he relinquishes his ownership in the private property and wait out for a 15 months period.

As a 35 year old single singaporean citizen, you can purchase resale HDB on your sole name today no issue. When you get married after, if the hdb is still within MOP period, HDB may require you to add your future spouse as an occupier for the flat, which means he may have to sell away the private property ownership share. However, this is on a case by case assessment basis, and you may wish to appeal with HDB by then to try to keep both properties.

Hi,

1) Yes, the HDB flat will be solely under your name even after marriage if you bought under the Single Citizen Scheme.
2) Your partner cannot be a co-owner of the HDB flat because he is a foreigner. Foreigner is not allowed to have any interest in an HDB flat.
3) Your application to buy the HDB flat will not be approved if you buy after getting married, because your spouse owned a private property (even if it is just a part-share).
4) Your application to buy the HDB flat can only be approved after a 15-month wait-out period from the day your spouse sold his share in the property.
5) If you buy under the Single Citizen scheme, i.e. before married. Your spouse will have to dispose of his share in the property after you get married within 6 months.
6) You are not allowed to buy under the Single Citizen scheme after married.
7) Do note that it is an offense if you did not provide accurate and updated information when submitting your application.
