The prevailing Additional Buyer's Stamp Duty rate for SPR is 5% on the first residential property, on top of the prevailing Buyer's Stamp Duty rate of up to 6% depending on the value or purchase price of property. Dear Buyer,
As a buyer, you would not pay any fees to agents, normally. As such, you should engage a personal agent and work with him/her. This way, your agent will always lookout for your interests.

It will also take time to get to know your needs and wants. So, 1st and foremost, get your IPA done with your personal banker. If you do not have one, I can refer a few to you.

Once you have your IPA, you can work with me to find the best spots that you would like to live in SG. There are many considerations to lookout for and since properties are the single biggest investment in one's life, it has to be thought through with expert advice from a professional who has helped other PRs in Singapore.

Hi,

1) There are no specific criteria for buying a private residential property in Singapore for a PR.
2) The first thing that you must do is to calculate your budget and whether you are ready for a purchase.
3) You may approach a bank to understand your loan amount based on your current income.
4) The maximum a bank can release is 75% Loan-To-Value (LTV). Meaning if you are able to loan up to $800k, but you are only buying a $1M property. The bank can only provide a $750k loan to you.
5) You will have to prepare the 25% downpayment, of which 5% must be in cash, and the 20% can be using cash and/or CPF.
6) Since you only just got your PR, your funds in the CPF will be expected to be negligible at this point in time.
7) You are subject to a 3% buyer stamp duty (for property at and below $1M), and 5% Additional Buyer Stamp Duty (ABSD).
8) Alternatively, speak to a property agent to understand your position before going through all the hassle of finding out that you might have to hold on to the buying plan.
