I just got my Singapore Citizenship on May 2019, my wife also just got her SPR on May 2019. Can we apply for BTO or Balance ? if we choose to buy resale, can she be a co-applicant instead of a occupier ?

Hi Cheng Huang, the ownership of your property has got to be both of your name as either joint tenancy or tenancy in common and your wife cannot be listed as an occupier.

First of all, congrats to you on getting your citizenship and your wife for getting her SPR!

Yes both of you can qualify to buy either a BTO or a resale HDB. As for your wife, she choose to be the co-owner or the occupier, it is up to the both of you. If both of you are SPR, then there is no choice and both of you have to be owners.

Looking at your question again, actually you want your wife to be an owner and not an occupier. So all these will not be an issue at all.

If you are a first time buyer. I am sure that you and your wife may still have a lot of questions. So what I can suggest is that we can actually meet up for a chat. No worries there are no obligations at all. I work very closely with my partner who is also my wife and both of us can help to answer whatever questions that you may have. And the best thing to do will also be to do a financial calculation on your purchase so that you can plan on how to take good use of your funds.

Hi Cheng Huang,

1) In order to be eligible for HDB flat (BTO and resale), you either apply as family nucleus or as single owner.
Family nucleus: husband + wife, or parent/s with children.
Single: Singapore Citizen must be equal to or more than 35 years old.

2) BTO/SBF:
Family nucleus: You have to include your wife (in your case, can be owner or occupier) to be eligible for BTO/SBF
Single: You will be only eligible for 2-rm flat in non-mature estate.

3) Resale:
Family nucleus: You have to include your wife (in your case, can be owner or occupier) to be eligible.
Single: You are eligible for any flat type in any estate.

4) Ownership:
There are mainly 3 types of ownership; Joint-tenancy, Tenancy-in-common, single
The differences of first 2 types is the way the ownership going to distribute when any of the owner deceased.

5) The main reason to include spouse in ownership in today's context is mainly to make use of CPF in monthly repayment.
Of course the traditional reason is to form a kind of ownership of the property jointly own.

6) Only foreigner cannot listed as owner in HDB flat, thus your wife is eligible to be one of the owner.
