I intend to sell my flat and recently a HDB officer came down to inspect my flat. I certified he is really HDB officer. After inspection, he pass me a number to call a contractor that say need to replace a safety cache on my kitchen window, before can proceed for resale completion.

Upon calling the contractor, he told me no need to come down and take a look. He knows what to do. And the cost will be $200.

Has anyone encountered such a scenario before? Thank you.

These are some common issues when it comes to resale HDB inspection by the HDB officer. Especially for older flats where safety feature is usually the main issue identified due to the age of property.

Hi,

1) This is very common for old flats which did not go through Major Upgrading Programme (MUP). All windows were replaced in the MUP.
2) This program was terminated due to the high subsidies and was not popular by the majority of the residents.
3) Thus it is common that the old flats which did not enjoy the benefits from MUP usually have to do something on the windows, both open and sliding type.
4) You will have to let the contractor repair the necessity and he will issue something to prove this defect was rectified. You are to bring this down on the completion day to hand over to the HDB officer.
5) You still need to get this done even knowing the buyers will replace the windows during their renovation.
