Based on what I believe, consortium is formed to purchase properties simply to reduce the amount of capital required to put in per individual as an investment. They can be small investors with limited funds. If you have what it takes to fully fund a property purchase by yourself and reap the benefits of the appreciation of that property if any, would you do it as an individual or consortium? The most important thing in forming a consortium for property purchase is that all the investors must be aligned with their objective and not with individuals wanting to sell at different timings.
