I having trouble deciding between a 2 bedroom in Highline and Alex Residence as an investment with the option of moving in sometime in the future.

Both have pros and cons and some opinions and advise will be much appreciated. Thanks.

Hi,

Just my humble 2 cents opinion.

The Redhill has a cluster of several condos, hence you may be subjected to stronger competition in terms of securing tenants, and the same could be said of future resale value.

Tiong Bahru, on the other hand, has less private projects and hardly any smaller size 1/2 bedroom private units for sale. You have relatively less competition for tenants. However, highline is not in a private residential cluster which to some may impact resale value.

That said, For District 3 both Redhill & Tiong Bahru are expats/tenants favorite and are always in demand.
Are you only considering District 3? Seen Commonwealth Towers as well? Perhaps may I understand your requirements further so as to value-add to your investment plans? Thanks and hope to have the opportunity to discuss further.

Hi, in terms of units wise, Alex Residences will face much lesser competition than Highline when it comes to renting out of your unit. And also, if the rental for both projects are about the same, tenants are most likely choosing Alex Residences due to the fact that the Redhill mrt station is so much nearer. A more succint distinction and recommendation can only be rendered if you can be more precise unit type you are focusing on. With that, I coud draw up the size, location comparison chart as well as illustrate the capital gains / rentability of each project using recent transaction caveats. This would honestly be the best way forward to ensure you have your pointers out in black and white , and thus make an informed choics. My view is Alex Residences will be a better choice for investment. When come to investment, the entry price, the rental yield and demand and supply around the project should be in the consideration. I personally feel Alex Residences is a good investment project.

Having different opinions from the different salesperson and this does not help your situation?

First of all, as you also have an eye for your own stay on top of investment, you will need to give a scale of measurement to yourself on which has a better priority to affect your decision in purchasing. Subsequently, if you list down the different features of these 2 projects and grade them accordingly, perhaps the project with more ticks should be your choice of purchase. As different individuals perspective are different due to different objectives, the features available in each project may have different beneficial values therefore not a good gauge to make your decision. In the first place, I am just curious on why have you chosen these 2 projects from the start since there are also other projects available?

    Putting a side the investment factors, I have narrowed my choices to these 2 projects because I grew up in Tiong Bahru and my family is also living within the estate
