Hi,

I assume its a typical 3-rm unit (#03 and above), and not the shophouse itself? Hdb shophouse typically is (#02 and #01) jointly considered one entity/unit. If this is the case, it does not necessarily fetch a higher price. Price determinants will be more on floor, condition and facing of unit. Hi Mr Min Lin, I would need to know your exact block before I could comment further. As for higher selling price, it is usually for those units which are near to mrt or a shopping mall. Pls feel free to let me know if you need any assistance.

    The retail tenants cannot have access to the flat because there is a door on the second fl.above the stircase to block them.

If you are referring to sales of the 3 or 4 room flat above the shophouse, it does not make any differnce to other standard HDB selling prices for low floor unit.
If you are referring to selling the unit along with the shop on level 1, as a whole shophouse, that will be a different story.
