I have signed the exc with an agent in Jan. However, it has been almost 2 months and I receive not a single viewing and update from my agent. Can I terminate the exc within 3 months as I don't think my agent is sincere to sell my property.

Hi,

It will be good to check with him or her first on why there isn't any viewing activity or any underlying objections from the groups that enquired. It could be the pricing strategy or a general dip in viewing activity due to the festive season in Jan and Feb.

If there's still not much progress after discussion, it will be your decision whether to continue once the exclusive expires. Look forward to hear from you to discuss further.

Yes, exclusive agreement can be terminated. However, I think it would be good if you can talk to your appointed agent, to understand the situation first, before you make any decision.

There may be various reasons why there isn't any viewings, and we will need to address them before we can see improved results.

Hi,

There are numerous reason why there are no viewing. Personally, I don't think the agent does not want to sell your flat after signing an exclusive.

I would suggest you to meet up with him/her to understand the reason behind.

I hereby list some of the reasons why there are no viewing:
(1) This Lunar Chinese New Year falls on Feb, lesser buyer in the market look for flat during this feastive season, and this is very common not to have any viewings or enquire.
(2) Is your asking price reasonable, do note that all web portals has a filter mechanism. If your asking is way beyond the market rate, it will be filter out during search.
(3) Are the photos display a pleasant environment to attract viewers?
