I have rented out my 5 room unit 2.5yrs ago for $2150 in Punggol. I renewed the contract for $2100 1 yr ago to the same tenant. And now the same tenant is willing to renew for another 18 months, and the price is set to $2050.

There are 2 agents all these times; one from me and one from the tenant. However, this time, the tenant said openly in front of us that if the price is only reduced by $50, he said, he wants to directly go with my agent. He said, its not reasonable to pay $1400 for his agent as commission (incl of gov tax and 7%) as the price reduction is only $900 over the 18 months for him. I can kind of relate to his point; but said I shall think about it.

In my case, I have no issues as its the tenant problem, and my agent also has no issues as the tenant has been very good all these years and no issues. Tenant agent is saying NO and says he will complain to the agency that its unethical and also file a police complaint of cheating. Is it even valid?

It is not true that it is not compulsory to pay for 2nd renewal. Unless we inspect the service fees agreement between the tenant and their representing salesperson, we cannot be sure what is valid or invalid.

In typical service fees agreement, the commissions to be paid will be stated upfront in clear black and white on how much to pay and termination of the agreement cannot be done simply by either a written statement or message, otherwise we will be looking at plenty of contractual violations.

You just need to imagine your current tenant refusing to honour the agreement with his/her salesperson, what happen if one day your tenant decides not to honour your tenancy agreement?

In such circumstances, both parties (tenant and their salesperson) need to come to compromise.
