I have no preference for location , no children, just married couple, i looking for a 900-1000 sqft unit for own stay,,I either go with pinnacle 4rm hdb resale at 1.4m with city view or a 1.45m 2 bedder 900+ sqft old resale private freehold at Hume Avenue. Many say picking a unit at pinnacle is no brainer since there’s a further uptrend of resale price , agents here what’s your view point? Assuming I relocate again in 8 years time, which is better? Mr aw

Hi Mr. Aw,

Why not consider new EC if you are eligible for it? Rent a short period while waiting for the new EC to TOP. The potential capital gains made after the 8 years will more than cover your rental plus the amount needed to upgrade again, it could be a faster way to better meet your objectives.     Hmm if no preference for location, I think another way to go about this is to get a newer flat just MOP 5 years near to MRT or town centre under owner occupier arrangement (approx 600k to $1mil depending on location). And stand by the other name for getting 2nd property after 5 year MOP is fulfilled in 2029 while building up the savings. Its another way of asset progression because you can then rent out the HDB while moving to the private condo. With the long balance lease, the rental income will eventually cover your purchase price and more, given sufficient time.

    Pinnacles at $1.4mil is buying at 1400 psf approx. It may appreciate still but the overall market and condos have to move to newer price benchmarks for pinnacle to go to 1.5 or 1.6 mil, it might take quite some time.

Other than Pinnacle, question here is why Hume Avenue? I believe that on top of looking into the upside, there is still some intangible factors for you to consider Hume Avenue to compare with Pinnacle @ Duxton. The value of a HDB flat depends on the balance lease and therefore it is hard to argue that the price at pinnacle will continue to appreciate. Personally I would think an old freehold 2 bedroom or a newer 3 bedroom leasehold condo will make a better investment.
