I have been renting a property for almost 2 years. The diplomatic clause can be exercised in 2nd year. Now I am thinking of renewing the lease for another 2 years but not signed yet. Is there a chance of me negotiating for the diplomatic clause to be exercised in the first year as well, I am willing to repay landlord agency commision if we happen to have to leave in the first year .

Dear tenant, It is inappropriate for landlord's agency to accept your payment on top of receiving landlord's payment. Terms and conditions can definitely be discussed since you are renewing your lease, especially if you have not given the landlord any issues while you are there. Signal your intentions early to the landlord which I believe will make situation friendlier for you to pull through your concerns. Nevertheless, i must heavily emphasize that this is doable only if landlord and yourself agree to it.
