I have been having problem finding a property in the east. Those along the new MRT east lines will not see stability in the next 8 years. I was really interested in the tanah merah area but the new tracks threw a spanner in the works. Does the experts have any views on this. I wanna buy something under 1.3m and hopefully I can rent it out for the next 5 to 8 years before I am ready to move out of my present location at the Hacienda.

Dear Eric,

To understand your situation better, I would need to know what you mean exactly in will not see stability in the next 8 years? Should you be considering properties which are near MRT in the east, most likely you will be affected by noises generated from the MRT since tracks are above land. There are still units out there within $1.3m range, but the first thing here is what are your needs and wants? These 2 things are should be worked on separately. If you are able to share more in details what your plans are within the next 5 to 8 years and in terms of financial, how ready you are to embark on this purchase, I would do my best to propose a solution for you.

Morning Eric,

Looking at the platform expansion at Tanah Merah, which is in conjunction with the extended Thomson line, It's way to link people from the NW to Expo and Airport. It's also the vision and purpose of the Jewel, which is currently being built at Changi Airport. Getting a unit now at Tanah Merah have it's perks since your current intention is to rent it out for now.

Thanks for sharing about your enquiry and I understand your concerns. I guess ultimately you should look objectively at the figures and data and see if they meet your investment objectives, which appears to be higher rental yields in this case. Infrastructure developments brings about its pros & cons, but if you are looking to hold on to this potential property for 8 years, more likely than not you should be able to see capital appreciation and reap the rewards of the completed developments when you move in eventually. Tanah Merah is undergoing a rejuvenation now, you have no lack of tenant profiles coming from Changi Business Park, Singapore University of Technology & Design and Project Jewel of airport expansion. For a useful reference, you can check out the value of rental contracts for Optima @ Tanah Merah and Casa Merah, they have both held up quite well. I will be glad to share with you more of the rental prospects around the Tanah Merah region using historical data.
