I have already found a condo that I'm keen on (& even have 2 back ups in case that falls through - this is after viewing about 40++ properties at 8 condos on my own), did a trade off table to find out best buy, researched on the best price to offer using URA website, secured a Mortgage Advisor, and know which bank to loan with too. At this stage, how much can a Buyer Agent value add to my purchase? I've lots of 'friends' asking to represent me, but I'd rather trust myself more as none I am too comfortable with. I want to offer by end of coming week. I don't need to move in till end of the year, so I have the luxury of time too. I'm hoping that without a Buyer Agent I can negotiate a lower price as Seller Agent does not need to pay Buyer Agent.

Is that possible?

Hi,

I see you have done your research and effort in running the whole island, arranging all viewing appointments all by yourself.

I trust you must be very good in price negotiation, which reflected from your query.

At this stage, you just need to be able to verify the ownership and get a good lawyer to complete the sale.

Please also try to find out what happen if a POA/LDOA appear in the deal, what document should you ask from when you issue your cheque for down payment and also how to issue a correct cheque to protect yourself from lawyer fleeing with your money.

Hi Buyer,

It is a fallacy that you can negotiate to get a better price if you don't have your own agent. In fact, seller's agent would be getting the whole commission from the seller. If you can't fulfill the transaction, your deposit would be forfeited and the seller can still proceed to sell to the next buyer.
As buyer, you are indirectly paying for the whole transaction. So, why you don't want to engage your own agent to protect your interest is something I do not comprehend as you do not need to pay the commission directly. Do contact dfsr2010@gmail.com or call 94386522  if you have any queries.
