I have a small family. Currently came across 2 condo units, a 3-bedroom and 4-bedroom. They are not my choice home due to various very objective reasons, but I am keen to buy now. 4-room is my ultimate. Should I buy the 3-room then wait for the next chance, MOP applies, to upgrade to a 4-room ? But future is everybody's guess.

Afternoon,

MOP does not apply to purchase of condo. However, you will need to wait for 4 years to sell so as to avoid SSD. If the objective reasons are of concern, I would recommend that you continue hunting. As for the sizing type, it would really depends on your preference and budget.

Do feel free to contact me should you require additional assistance.

Hi,

For condo purchases, there's no MOP to consider, you can sell anytime. The only thing that will affect your plans will be the Seller's Stamp Duty, which will apply if you are selling within the 4 year holding period. If you are purchasing for stay, its more important your key requirements are met before you make any commitment.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Warm Regards,

Hi,

MOP doesn't apply, only seller stamp duty does.
In this market outlook, it is in your best interest you qualify and work alongside someone who can not only offer you greater insights, but push for the best optimal price with the high level of knowledge and experience. Please do contact me at 96659926  for a non obligatory discussion so that I can run you through the marketing strategies, explain the pricing caveats of surrounding units and establish the sales report for your understanding. Together with this, it is apt to run through the financial calculations and timeline of payment. This is a step by step process which needs careful and succinct guidance. Hi,

You need not serve MOP period if you're buying a private condo. But do take note of the SSD period.

Also, today is a Buyer's market, you have plenty of choices in the market for you to choose from. You need not compromise and buy something that is not your choice unit. Look around further and choose something that matches your needs the best.

Should you need any further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,

Hi, may I suggest that you go according to your budget as it is not wise to exceed and you do not wish for any unforeseen circumstance to occur after purchasing the unit. I would be most glad to recommend a few bankers from various banks to assist you further too.

Dear sir/madam,

There is little we can propose value added suggestions given the limited information we have on your situation.

Why 3 room and 4 rooms if family is small? Which project are you considering? Why were you not keen before but only now?

As a salesman, with only commission in mind, we will definitely ask you to buy buy buy. To work with your interest in mind, we will want to work on various aspects of your considerations to see if there is any solutions we can propose such that it will be the most sound decision made.

Are you purchasing your first property or do you have existing property on hand which needs to be liquidated before purchase or do you intend to keep the existing property? These could potentially alter my proposals to what you should be looking at.
