Dear owner,

Your upfront payment received will only be 1% upon received of offer (Option Money - where it may not necessary be 1% as there are purchasers who may require longer option period and we will negotiate for more Option Money in this instance), where you will issue the Option To Purchase to the purchaser.

When purchaser decides to proceed with this purchase by exercising the Option To Purchase, they will issue a 4% cheque in favour of the conveyancing account which will be managed by your appointed conveyancing lawyer. Should buyer decides not to proceed with this purchase, you get to keep the Option Money after the Option period lapse, and you are able to market the property to find other buyers instead.

The conveyancing lawyer you have appointed will assist to work out the statement of accounts and calculate accordingly the payment you will receive at the end of the property transaction - completion, where you will receive balance of the 99% of the money less the professional fees involved.

For private residency, the usual practice is 1% make out to the seller name. 4% is paid to the solicitor CVY account once the buyer exercised the option. Similarly, the solicitor will help settle the balance payment.

Dear Sir/Mdm,

Once you sell your place, you will receive the 1% in the form of cheque from the buyer. The 4% will be paid to the law firm and kept in a conveyancing account to be released only on completion day together with the balance 95%. Completion is usually 10 weeks later.
