It is about exposure of your property advertisement. What is the probability that a matching tenant will come across your advertisement posted versus the vast number of listings available for rent in the marketed put up by the salespersons? In addition, for tenants who are DIY and need not pay commission, they will not be bothered about who is the person posting the advertisement as long as they like the apartment and can get it at the correct price. Also, given the potential issues that can arise from a tenancy, a consumer is likely more keen to deal with a professional than direct from landlord.
If your advertisement is catchy enough to reach out to the potential tenant, by all means, you can do it on your own. Most likely, a salesperson will not only have only 1 listing therefore if your listing is a similar listing to what we have listed before, we can still call back our old prospects to match them with your unit. This is the network we have consistently been working on that a DIY landlord is unlikely to have.
