I have a landed freehold property worth conservatively $2million. If I would like to "exchange" it for 2 new condo units (2 bedroom each). Is there a way of doing it such that I no need to take additional financing.

When you mean "exchange", do you mean selling away your landed property, and purchasing another 2 new condos using the sales proceeds?

If your landed property is fully paid or has little outstanding loan, it is very much possible for you to own 2 new condo units.

Hi,

It depends on the purchase price of the other 2 condo units, and also the associated costs like stamp duties. Are you planning to put both properties under your name? or under you and your spouse's individual names?

If the sale proceeds and CPF OA are sufficient to cover the purchase price and its associated costs, probably you can do away with any extra debt financing. In such a property portfolio re-organization, its important to understand the numbers in detail so to explore the feasibility of all options and make better recommendations. Sometimes, a bit of leverage helps to generate better returns.

Good afternoon,

Are you looking at selling your landed property to purchase two condo? Or is your landed property fully paid for and you intend to utilize its value as collateral for the purchase?
If the former is true, it will be possible that you do not need to input any additional cash fund. However, it would depends on the location of the unit and sizing. Stamp duty for both properties and ABSD for the second property will can be paid with your CPF OA or cash proceed from sales.

Thanks for your post.

As to whether you can do that 'exchange', we would really need to do a calculation to see if it's feasible. We really need to factor in many things such as how do we buy our properties. If we purchase the properties under the same name, we will need to incur Additional Buyer Stamp Duty. Even though our current landed is worth around $2M, we will need to factor in outstanding loan and also most importantly how much CPF is being used. If you own this property under your one name, the CPF that you can used for a second property might also be restricted due to the CPF Basic Sum Scheme. There are really too many factors that will affect the feasibility of the move.

What I would suggest is we can probably meet up for a chat and I can do some calculations for you. Then I will be able to advise you further. No worries as there are no obligations at all. We can just take it as knowing a friend and having a chat. I will be also be able to share some property portfolio restructuring with you.
