You have to physically occupy 1 bedroom and you can rent out the rest if intend to do so during MOP.

I am assuming you are staying in a 3 room flat since I have only came across utility room concept in a 3 room. For 3 room flat that have not met its MOP, legally you can only rent out 1 bedroom with a maximum occupancy of 6 pax (including the owner).
