Evening,

As you had purchased your current HDB unit under single scheme, it is not mandatory for you to add your spouse as the essential occupier.
Should you have fulfilled MOP of your HDB unit, you will be eligible to purchase your second property with your spouse. Do note that ABSD of 7% will be payable on the purchase. If your current unit is still under mortgage, you can only obtain max of 50% loan. You will also be required to set aside the CPF minimum sum before you can utilize the balance for mortgage payment.

Hi,

Since you have met MOP, you can purchase the private property on a joint name, although a 7% ABSD will apply and loan could be lower. Hi Sir,

You are not required to add your spouse name to your existing flat. However, if you purchase a condo with your wife, it will be considered a 2nd property and it will attract a 7% additional buyer stamp duty on top of the normal stamp duty of about 3%.

If your current HDB is fully paid up, you can obtain a housing loan of 80%, if not then only 50% of the valuation of the property. You will also need to set aside half your minimum sum in your OA before you can use the excess for your condo.
