Hi there,
If you are a SC, you will be subject to:
5% cash downpayment: $45,000
BSD: $21,600
ABSD: $63,000 ($90,000 if you are a PR)
You have to pay both (BSD and ABSD) in cash first and will be reimbursed if you have excess CPF ordinary funds after first fulfilling the medisave minimum sum then the 15% CPF downpayment.
You can enjoy ABSD clawback if you sell off your HDB within 6 months from key collection. (its manatory for PR has to sell off HDB if they buy private property)
