I have a condo apartment rented out - 2 years ago.
After few months of my tenant staying,he complained of my washing faulty.
Having no choice,I changed a new set for them.
Now that the tenancy is ending soon - almost 2 years,they again complained that the washing machine is beyond repaired.
Question is: when they hand back my unit in a few weeks time,can I claim a new set from them or I can't. ?
(base on normal tenancy contract for 2 years)
What should I do best ??

Hi Mr Loh

I would strongly encourage you to engage a professional maintenance to inspect the washing machine together with your tenants present. He will be the best person to advise for the cause of damage. Normal wear and tear is understandable but it is not common your new washing machine to breakdown after 2 years. For the 1st $100 or $150 for the repair (please refer to your Tenancy Agreement) should be taken care by your tenants, the balance will settle by yourselves. It is hard to find tenants to pay for a new set of washing machine as they will take it as normal wear and tears unless the maintenance can prove the fault lied on user and not the machine itself.     Looks like I could not claim this new washing machine from them,since the agent of this w/m confirmed beyond repair.No evidence to prove that they overload it.
    Anyway since you are prompt in giving me a first good advise.
