Hi,

After selling your private property, you need to wait out a 30 month period before you can apply BTO. You also need to pay resale levy if your first flat was subsidized. Is there a strong reason in doing so? Because most people would want to be in your position of holding 2 properties, 1 for stay and 1 for renting out to secure the retirement. Good morning buyer,

Do take note that you have to dispose off your private property first and observe a waiting period of 30 months first before you are eligible to apply for BTO.

You have to dispose off your HDB as well. You have up to within 6 months from key collection date to do so.

By the way, care to share your intention of purchasing a BTO especially when there's a need to dispose off two properties on hand?

The replies from the other salesperson are right and I hope they managed to clear your doubts. May I know what is the rationale of such a move? Is it because that you are retiring?

You are in a good position as you can occupy one of the properties while renting the other one out to generate a constant flow of rental income. Alternatively, you may also cash out on one of the properties while holding on to the other one. It will not make sense for you to apply for a BTO and to sell both properties in the process just to meet the pre-requisites.

    hi, my hdb is currently rented out to finance my condo mortgage and my past hdb rental contracts have already paid off my hdb flat. Status quo is a good idea, but I was thinking if I can apply for a new flat in a prime location and earn that few hundred k from it again, why not? This is government's way of giving free money to us.

This is not a common move, as it seems like you're quite in need of funds; even so, I'd still advise you to sell off your condo first before deciding the next step (you have to sell it whether you're getting BTO or not).

    Hi I am not in need of funds. I was thinking of capitalising on owning a new hdb flat a second time. I do not mind selling my condo in the current market as i feel that it has reached its peak potential and approaching 20 years in 4 years time.

I think you are a sensible investor. I always educate my clients that if they cant foresee much capital appreciation in their property in the near future. Please please please dispose off as soon as possible.

If you are wiling to wait 30 months after disposal of condo to apply for BTO or sale or balance flats, you proceed with your plan.

Sell condo first, stay in hdb for the time being then apply for BTO/ SBF.
