I have a 5-Rm flat at Anchorvale Lane. It is bare and unfurnished. What is the best option for renting the whole unit? To family or a group of people? Estimated rental amount for such a unit? Many thanks.

Hi TK123,

I'd suggest you to leave the condition as it is for now until an offer comes in from the tenant to see if they are looking for fully furnished, partial furnished or unfurnished unit. Perhaps you may wish to ensure that at least the 3 bedrooms are installed with aircon to raise the rentability. Barring from that, your consideration of tenants profile, renting it to a group of people may likely lead to slightly better rental returns, but due to complexity of their background, may bring you unnecessary inconveniences for example, I had a unit in Jurong West rented out to a group of PRC workers and within a month, neighbours have complained about the unit and HDB officer came in for inspection. On the other hand, if you are renting out to family, they are very likely to take better care of the house for you but in such profile, usually there is only a sole breadwinner in the family therefore they are likely to try keep the rental as low as possible.

I have various groups of tenants looking at rental. Majority of them are white collared therefore if you are keen to market your unit for rent, please let me know as soon as possible.

Hi TK123,

There will chances that tenant want a unfurnished unit, however, I must say that most tenants looking for HDB would probably prefer a partial or fully furnished unit. Therefore, you probably need to buy essential items such as washing machine, fridge, dining table and chair, sofa, wardrobe and bed.

I will also recommend you to rent to family instead of group, as they are more likely to take good care of your house.

You should be able to get at least $2,500 per month if it fully furnished.
