Hi, it is better to rent as unfurnished first as some of the tenant would already have their own furnitures. And if potential tenant needs fully furnished, then we could always negotiable further. Hi friend,

It seems this will be your first rental income unit.

there is no statistic as to which (furnished/unfurnished) has higher demand.

It is always good to leave it Unfurnished, But be prepared should the tenant requests for Partial to Fully furnished.

As with most newly TOP projects, I will always advise my clients not to furnish the apartment as the taste of the prospective tenants maybe different from those being furnished up. For brand new apartment, if landlords are prepared to furnish up the apartment, I will always advise my landlords to set aside a sum of furnishing allowance, allow the tenant to use this allowance to make purchases on their own as this is likely to fall within their preferences. The first investments from landlord should always be the lights and curtains in the apartment. It will be good to look into some nice lights and curtains as this is likely to draw interests from prospective tenants over the common lights and curtains which most landlords put up.

Hi. I own and have rented out a 3BR private property at Potong Pasir so I am very familiar with the NE.

By my many previous encounters, for a big unit like 3BR, it might be a good strategy to have it unfurnished first (but do include the fridge and washer).

Currently I have a Chinese family (2 adults and their child) looking to move from Havelock Road to the NE because of the child's primary school posting. They are English-speaking and have been in Singapore for many years. Professional in the shipping industry. They require a 3BR unit and will like to start the lease in Jan 2017.
