I have a 2400 sq ft land terrace at district 13 and a five room flat at Bishan. My tenant has recently terminated the contract. My agent told me that we need to reduce $300-$400. Our kitchen is also old and we need to spend at least few thousands to touch up the flat before I can rent again. Can I ask should I sell the landed now? All debts will be cleared too!!

Hi,

May I understand your plans better first before value-adding further? If the Bishan flat is for long-term rental, spending a bit may be useful as the rental income will secure your long-term retirement.

If the monthly installments for landed is getting taxing and you wish to have a more comfortable retirement, you may wish to consider to sell the landed.

Hi Mdm Zen, I always advice my sellers these days that if they could hold on, then they may wish to consider selling their property when the market is better of. Cos due to the weak market sentiment, it is the buyer's market presently and most buyer will tend to press down the selling price if they happen to like your unit.

I believe there is no perfect answer to your scenario.

Rental prices have fallen across the board regardless of HDB or terrace house. I have recently rented out a old terrace house in Macpherson within a single viewing at $3000 (nothing provided) to a simple local family awaiting their condo to TOP (considered high in my opinion).

As you have mentioned about clearing your debts after the sale of property, it will take some financial planning before moving ahead with the actions to do so. What are the post sales plan besides clearing your debts. Will you be expecting a sum of money which you can re-invest such that you are able to churn more value? In today's market, we are speaking about savings and gains for consumers and it is best to look at it from more detailed level.

My landed team has been focusing primarily in landed segment for a long while and District 13 has seen its fair share of landed homes sales recently therefore I have to say it has good demand level if you priced it competitively. Perhaps we can have a more in depth discussion about your plans ahead before decision?
