I have a 2 bedroom unit in Melville Park for rent. Have asked 2 agents to lease. Asking 2.6-2.8k. Brought over 10 potential tenants and has few offers. But agents said tenant can give 1 month deposit only. Is it true?

Hi Mr Kent,

If its a 1 year lease, the security deposit is 1 month. For 2 years lease, some tenants also request to put just 1 month security deposit. It is up to you as the landlord to decide whether is it acceptable.

Hi Kent, for 2 years lease, the security deposit will be 2 months. But as long as it is agreeable by you, the tenant can just place only 1 month security deposit for a 2 years lease.

Dear Melville Park landlord,

As you are heading into a private rental agreement with a tenant, all terms and conditions of the tenancy is subjected to both parties agreement therefore there is no hard and fast rule in terms of deposit amount. If the lease period is 1 year, yes they are right that security deposit is 1 month's rental.

Usually 2 years is 2 months' rental as security deposit.

If tenant requested to give 1 month's rental for 2 years' lease then it's up to your comfort level.
