I have a 2 bedroom unit in Melville Park for rent. Have asked 2 agents to lease. Asking 2.6-2.8k. Brought over 10 potential tenants and has few offers. But agents said tenant can give 1 month deposit only. Is it true?

Hi Mr Kent,

If its a 1 year lease, the security deposit is 1 month. For 2 years lease, some tenants also request to put just 1 month security deposit. It is up to you as the landlord to decide whether is it acceptable.

Hi Kent, for 2 years lease, the security deposit will be 2 months. But as long as it is agreeable by you, the tenant can just place only 1 month security deposit for a 2 years lease.

Dear Melville Park landlord,

As you are heading into a private rental agreement with a tenant, all terms and conditions of the tenancy is subjected to both parties agreement therefore there is no hard and fast rule in terms of deposit amount. Moving forward, I would like to think that $2600 is a pretty attractive rental amount in Melville Park considering the recent rental contracts within the vicinity from a landlord's perspective because I have seen quite a number of rentals done on a lower scale. If the lease period is 1 year, yes they are right that security deposit is 1 month's rental.

Usually 2 years is 2 months' rental as security deposit.

If tenant requested to give 1 month's rental for 2 years' lease then it's up to your comfort level.
