Dear sir/madam,

It is encouraging to see your plans laid out proper, where the only uncertainty is your BTO application whether or not it will be successful. Indicative price for 8 Ryse is still at a preliminary stage, therefore it could be premature to look into it, but what you can do is to do up the financial calculations on the potential sale of your upcoming Riverfront unit on top of your existing funds and income to look into the affordability. Real estate investments returns does not necessary come from only new launch projects as it timing of entry and exit will be extremely critical. With a time frame of 11 years you have set out, it can be slightly risky as we are currently heading towards the peak of market trend, and with each cycle of real estate getting shorter, it will start to become more unpredictable.

Not sure where you have gotten the prices for Pasir Ris 8 but there are no official indicative prices and sizes or unit mix available yet for the development. As for Riverfront Residences, I think its possible to give it a try and I may be able to match a buyer if I can have more details about your unit.

For Pasir Ris 8, it is definitely a new launch worth looking at due to its various appealing attributes as an integrated property in the east next to a MRT interchangea. Its all about the entry price

In my opinion, it will depend on how much profit you can sell Riverfront for when the 3 years are up. With the profits and the current cash and CPF that you have, we are able to determine whether you can afford a unit at Pasir Ris 8 comfortably. For BTO, you will need to wait out a 30 months period after selling your private property before you are eligible to apply.

If you think you dislike staying at riverfront , vise versa if you think you like staying at RYSE pasir ris instead , yes it seems you can afford to buy RYSE In terms of your age , income and savings .

However if you are not planning to stay in either of them , but want to be a landlord instead , then you should just status quo , do not sell and buy unnecessary , because the admin cost easily adds up to 6% or approximately 45k , for example buying stamp fee BSD , legal fee two way sell and buy , marketing agent fee , bank penalty fee , etc etc .

Maybe you are right.. It may make more sense NOT to sell.
Your monthly loan amount is probably lower now compared to buying another new launch.
You can refinance to take advantage of lower interest rates if it makes sense. (means lower monthly payments)
If you are asking if you can afford Ryse, that is usually an indication you are over leveraging.
Unless you can sell at a really high price, perhaps you should keep Riverfront for the next 11 years.. You can then downgrade to HDB later as per planned.
