I have 2br condo unit that I purchased more than 10yrs ago. I am 50 now, and wish to move into a HDB near my parents' place so I can care for them better. If I manage to obtain a waiver of the 15mth wait-out period from HDB, would I be able to sell the condo only after I get the resale HDB? Or must I sell the condo before I buy? Is there any way I can transition smoothly from condo to HDB without having to rent storage facilities?

Hi,
You have to sell your condo first before you can apply for an HFE (provided you are granted approval).

You can also sell your condo with a lease clause attached. That means you will lease the condo unit from the new buyer for a fixed period of time. This can also be done if you do not get approval for the 15month wait out period. So, you do not have to move around and incur unnecessary heartache. So, with or without a HDB approval you can still live in your current unit until you get your new HDB flat. It is whether for a short 6months or 2 years. Whichever the case may be, you are in good hands, if I am chosen to assist you manage your smooth moveover.

It depends on the type of approval you get from HDB. If you don't need the proceeds from your condo to fund your HDB purchase, you can buy the HDB first and sell your condo within 6 months.

Another common approach I often assist clients with is a concurrent sale and purchase. I’ll help you plan the timeline so that your condo sale completes about three weeks before your HDB completion. This gives your CPF funds enough time to be returned and ready for use.

If you manage to secure the waiver for the 15-month resale levy wait-out period, you generally can buy the resale HDB first before selling your condo. This waiver lets you bypass the usual rule that requires you to wait 15 months after selling your private property before buying a subsidised flat.

However, keep in mind:
• You’ll need to show proof of ownership of the condo during your HDB application.
• The waiver application requires a strong case and HDB’s approval isn’t guaranteed.
• Financing-wise, you might want to consider bridging loans or discuss your loan eligibility carefully since you’ll temporarily hold both properties.

Hi

If you manage to get a waiver, the regulation is that you need to sell away your private property within 6 months of completion of HDB resale. If you need your sale proceeds to complete the purchase, then the sale has to happen first and we need to time the completions in sequence. It may be better to do both concurrently since it takes a longer time to find a buyer for the private property.
