I do have diplomatic clause in my 24 month tenancy agreements. But when we signed the contract 1st time we were under tourist visa up to 90 days and RE agent never asked about what type of visa or Pass we have. During our stay we applied EntrePass but our application denied and we stayed from Sep 1, 2013 thru Jan 31, 2014 (4 month) But agent asking his commission from us for based on 24 month. Owner of the property giving the RE agent only 6 month of commission (I am thinking 4 month rent +2 month deposit we paid so total of 6 month). What is the proper calculation or Are we /tenant be liable also for the remaining duration of the tenancy? Thanks

Hi, usually for diplomatic clause to take effect, tenant has to stay for a minimum of 12 months + 2 months, before they can leave and security deposit be refunded. Regards Aaron 97308455  aaronchong2774@yahoo.com.sg Read More

Dear madam, I believe we have spoken over the phone yesterday regarding your entry here: 1) RES should always check for proper VISA status before entering into the tenancy agreement. 2) RES can only accept service fees from either the landlord or the tenant, never from both sides.
