It depends on the structure of the ownership of your current property and the next purchase. Generally speaking, its better to sell first then buy due to a slower resale market and also to avoid the higher ABSD upfront costs.

No additional taxes if you are a Singaporean selling your private property to buy another private property , however normal standard buying taxes of almost 3% is unavoidable , payable .

As for your private property sale , if neccessary you may negotiate with your buyer for 3months extension for you in your present property during the interim period , if the buyer is agreeable .

To avoid the stamp duty, you will need to time the purchase after the sale ie after the buyer has exercised the option. In this way, you will be able to avoid paying the additional buyer stamp duty.

The sale and purchase timeline must be well planned out to ensure that your transition from the current place to your new place can be smooth and without hiccups.
