I currently staying at a condominium (> 4 years), at the west and would like to upgrade to sell away my current unit and buy another unit in Newton and Novena or bukit timah area. I would like to know what is the process and fees involve?

Good morning upgrader,

Its great hearing from you!

Process of private sale or purchase transactions is about the same.

1) Buyers and sellers agreed on a price
2) 1% option money issued
3) exercise with 4% and a valid letter of offer from bank within option period
4) settle stamp duties within 2 weeks from exercise date (purchase)
5) settle 15% CPF downpayment 2 weeks before completion date

I can send you a flowchart of a typical private transaction if you are keen.

As for the costs:

1) seller :

- legal fees and agent's commission

2) buyer:
- stamp duties (buyer's and mortgage)
- legal fees
- valuation fee

As buyer of private property, you are not required to pay commission hence your direct cost will be more on sales of your unit. Dear upgrader,

Supposed you have done the relevant financial assessment for this upgrade, the usual fees involved in selling a property will be commission to the salesperson, legal fees as well as probable admin charges by the bank to discharge your bank loan. For purchasing, legal fees also apply.

Do furnish me with more information on your existing property as I have a keen buyer looking to purchase a 3 bedrooms unit in the west and can perhaps match her to your unit. At this point of time, I would say that you should probably focus in finding a buyer who is willing to pay the right price for your property first as the supply of units out there to fit your purchasing requirements should be relatively healthy, unless you have very niche requirements.
