I currently own a resale Hdb with another 5 years before full repayment via CPF. I am looking to buy a EC- with our combined income of $12k, both currently 40yo, how much cash/cpf do we need in order to buy a Suburban EC base on the current ruling/restrictions?

Afternoon EC upgrader, Let my panel of bankers to advise how much loan both of you are able to take before we work things out from there. If you don't have intention to sell off your HDB before application, banks will be much able to loan you up to 60% cause you have an outstanding loan and you are only able to loan up to 25 years old. If based on 40% downpayment, it will be 10% cash 30% CPF. Nevertheless you have to keep a minimum sum in CPF (OA+SA) before can use excess. So to keep it simple, its about $400k cash/ CPF without taking into account the buyer's stamp duty, additional buyer's stamp duty, legal fees, valuation fee, mortgage's stamp duty etc. Hope it helps!
