I checked the caveats for J Gateway and noticed some one bedroom units that sold for more than $1700psf, while HDB flats just across the road from J Gateway are selling for only $400psf. I know that one should not be comparing HDB to condo, but is it even justifiable paying $1300psf more just for some facilities? I think J Gateway is grossly overpriced, what do you think?

Hi,

Most of the J Gateway 1 bedroom buyers I believe are buying more for renting out long-term rather than staying. I would tend to agree its on the higher side and they are buying at future prices, but these buyers are confident enough in the entire Jurong East region fulfilling its full commercial potential in 10years. When it happens the psf may touch another high, and they may exit then, but nobody can say for sure, every investment has its risks and rewards.

    The price of a 400+sqft unit in J Gateway is equivalent to two 4 room hdb flats of more than 1000sqft each in the same vicinity. At $800+k for a tiny one bedroom in J Gateway, the yield should be quite poor I gather. For rental yield, I would think there are far better options than buying J Gateway.

I believe a government subsidized statutory owned property and a private property have no comparison.

HDB have a lesser appreciating factor in recent times, while private properties have a far larger scope of capital upswing due to their very attractive of being owned by single private developers. Furthermore, with the announcement of the fast rail, it will be definitely on the money for investors to build their portfolio to reap the commercial benefits it will bring along in the long run.

it is hard to compare Apple to Orange.

It is the same for east coast area.

99 yr LH condo near Parkway parade going at 2xxx psf, while HDB on the other side of the mall is much much lower.

So it is not just J gateway, but in many areas in Singapore. Read More

    I am not saying that condo and hdb should be the same, I am just saying that the price difference for J Gateway and surrounding hdb flats is too big. Moreover, Jurong is typically a heartland town, so the price gap between condo and hdb shouldn't be too big imo.
