the SSD applicable will be 4% if you exercise the S&P agreement in June 13. You are still within the 4th year holding period.

Perhaps you can share more with me so I can draft out a financial calculation for you to see whether is it financially sensible to sell it now.

If not, you can choose to rent it out and sell it with tenancy in future.

Should you sell your condo anytime before July 2017, you are liable to pay SSD.

As we're at August 2016, you still have less than a year to go. Hence, the SSD payable on your part will be 4% of the sales price.
