I bought a new house, and in May, I delivered a first batch of written notice about defects to the developer.

After that, additional defects were discovered, so I delivered a written notice again in June.

By the way, none of the requests in May have been improved yet, and the developer is said to have to wait 30 days from June. Because Defect Liability Period (DLP) is renewed whenever I add new written approval.

But there are no mentions about "renew" in Sales Purchase Agreement (SPA).

I'd like to ask the developer to payback. Can I do this?

Dear sir/mdm,

I am so sorry to hear about the situation on the defects rectification process. You may wish to check with your lawyer on the subject matter as it concerns the S&P since you are looking to claim damages. Has the condo obtained CSC already? I believe there should be a person in charge of these defect notices therefore it could be helpful as well to find out more about what are the issues ongoing that is delaying the defect rectifications.

I have always believe that the process of purchasing a home should be a happy occasion and negative incidents should be resolve nicely instead of potentially leaving a bad taste thereafter so open communication has always been my preferred way to resolve issues.
