I am Vietnamese, looking for investment in private apartment in singapore. budget from $600k-$1,300k. There are few enquiries I am looking for advises:
1. What are the possible fees which are applied for foreigner buyer (VAT, additional buyer stamp fee, stamp fee, legal fee...)? And how much? What are the costs I need to pay upfront?
2.Should I buy resale or pre TOP condo? if yes, why?
3.How is the loan policy applicaple for foreigner in Singapore? What is the current interest rate? How much and how long I can borrow?

Hi,

For Foreigner purchasing Private Condo, breakdown of SGD$1million property, for example, as follows:

Cash 20%
Stamp Duties & Legal Fees 18%
Max Bank Loan 80%

So within 8 to 9 weeks of booking unit, the foreigner purchaser has to fork out 38% of purchase price. (ie 380K for SGD $1mil property).

The 80% max bank loan (balance 800K) depends on your age, credit and income profile, and your existing financial status. As a rule of thumb, the bank will loan up to max 30 years and till the owner is 65 years old. Taking a loan from a Singapore Financial Institution is subject to TDSR of 60% requirements. Perhaps it is best if you speak to one of the bankers I am working with who can clarify further.

Hi Mr Linh, one of the cheapest condo will be at Treasures @ G6 and a 1 bedroom is around 550k. What's more, this condo is Freehold.

Hi Mr. Linh, loan should be the first thing to address before start looking for a condo unless you are buying with full cash. Next is the quantum of the house and last resale or project under construction.

Hi Mr Linh,

2 months back, I met a fellow investor from Vietnam like yourself here in Singapore and showed him around various projects in Singapore, which he had shortlisted and wanted to put in an offer, however, at my advise to speak to a banker, he realised that he couldn't secure a housing loan for the purchase and went back disappointed. The price range you have quoted at $600k to $1.3m is a huge $700k difference and could afford you a 2nd unit by quantum price therefore I am curious to find out how did you derive the figures for this investment.

My advice to you is go for resale with property age within 10 years. It guarantees you higher rental yield than new developments.

I believe by now you will probably have a general idea on the various stamp duties applicable for your intended investment. Have you spoke to a banker in Singapore regarding the funds portion? I have an absolutely rare investment unit allowing you to have immediate returns if you are interested and it is within the budget you have given earlier.

Rented out at $3400 a month until June 2015, this freehold walk up apartment in prime East Coast district is calling for $999k and is about 1185sqf, thereby 20% return of equity.
