Currently there is a 4rm flat at block 297 selling in the market. It is a low floor unit, with valuation at $430k. With your unit on the 8th floor, i would expect the valuation to be slightly higher, probably $440k.
With regards to COV, it really depends how realistic you are as a seller. I would estimate the asking COV to be $30k - $40k.
