I am the owner and currently rent out a tenant with no contract , but with deposit , the tenant after stayed for 4 months complained the house is too small , and is noisy at night . I have another condo that I want to rent out , may I know is the above tenant I mention is rare or can I have any advise , as I am keen to get an agent to rent out my the other condo .

Without a tenancy agreement, it will be difficult to enforce any terms since it will be your words against the tenant's.

Under typical circumstances, with a tenancy agreement in place the tenant will be unable to back out of the contract unless there is a clause allowing to do so or you agree in private for the tenant to back out.

Hi,

Without a Contract, there are no legal binding on both parties. In the event of a dispute, there is nothing you could do too. Also, it is very important to stamp the Tenancy Agreement, as a TA without stamping is not considered a valid contract.

There can be many other unforeseen problems that may arise from the tenancy, and I think it's advisable to put all terms into a legal binding contract.
