I am single Singapore PR, planning to buy condo in Sgp. It will be my first time buying property.

How do I find out how much loan I will be able to get? 80%? is it depend on my age and income? Can I include 13th month pay and bonus in income calculation? Do stamp duty and legal fee need to be paid in cash or cpf?

Hi Sir/Mdm,

I am happy that you have the intention to purchase a property in Singapore!

Before shortlisting the properties to buy, it is important to find out how much you can borrow ie the maximum loan amount and the maximum length of the loan or the loan tenure as banks are subjected to the Total Debt Servicing Ratio (TDSR) framework. You are right, it depends on your monthly income and your age.

It is better to do a non-obligatory In-Principal Approval with a banker as the banker will be able to give you an indicative loan amount for your planning. I can link you up with the efficient bankers that I am working with!

Stamp Duty and Legal Fees can be payable by CPF. Also take note that as a SPR, you will be subjected to an Additional Buyer Stamp Duty of 5% when purchasing a residential property. However, do note that in many situations, you will need to use cash to pay for the stamp duty in cash first and reimburse from CPF subsequently.
