I am Singaporean and my husband is PR. We bought a resale flat in 2010 (w/o housing grant). We are considering either upgrading to EC or getting a condo. Which will be the better option?

Can we keep both HDB and condo?

Hi,

If your MOP of 5 years is met, and since there is a SC owner in your hdb flat, you can purchase condo. You can keep both HDB and condo also. However, ABSD applies and your 2nd housing loan is lower.

Purchasing EC means you will have to sell your HDB within 6 months of key collection to EC, but there is no ABSD and EC is typically 10-20% cheaper than private condo.

Afternoon,

Since you have purchased the resale HDB unit in 2010, you would have fulfilled the MOP requirement. As you are SC, you are eligible to purchase your second property without selling your HDB unit. However, if you purchase new EC, you will be required to sell away your HDB within 6 months from key collection.

Hi Mrs Yuan, if you are still servicing the 1st loan, then moving forward to purchase a condo and having the 2nd loan, it will be as low as 50% from the bank. And so if budget is a big concern and still both of you wishes to upgrade, then perhaps the best option is to go for EC unit and upon TOP, sell away the current HDB unit.
